Carlsbad real estate facts:

Carlsbad is divided into four quadrants.

Northwest: Carlsbad's oldest region, with single family homes, apartments and condominiums. It includes downtown Carlsbad; The Barrio, Carlsbad's first neighborhood built in the 1920s; and Olde Carlsbad, which has many historic buildings.

Northeast: Includes Calavera Hills, a planned community; Summerhouse, bordered by the Calavera Natural Preserve; The Colony, an older residential neighborhood with highly desired cottage style homes with shingle facades, large front and backyards and interesting street names; Tanglewood townhomes; small Sunny Creek; and The Summit (south), a residential area on small hills.

Southeast: Has some of the most expensive real estate in Carlsbad, with many planned communities and multi-million-dollar estates. Some notable communities include award-winning Bressi Ranch, La Costa Ridge and La Costa Greens.

Southwest: A blend of commercial and residential communities, such as Ponto, a single family and mobile home neighborhood and Aviara, a resort community overlooking the Pacific Ocean. Aviara includes the Four Seasons Resort, a five-star hotel with dramatic views, lush tropical landscaping and gardens, and a world-class golf course.
